The Easton Park Estate masterplan will deliver a new town of up to 10,000 homes, including a town centre, schools, and employment spaces on land between Stansted Airport and Great Dunmow. The project has focused on creating new sustainable transport links while ensuring the highway network can accommodate the remaining vehicular demand. This has involved close collaboration with Uttlesford District Council, Essex County Council and National Highways.

David Bird and Marcus Della Croce have been involved in the masterplan for Landsec’s Easton Park Estate for more than 10 years at Rovia as well as their previous employer.

They previously advised on the Land East of Highwood Quarry development within the Easton Park Estate, which secured planning permission at appeal in 2023 for 1,200 homes. The scheme required extensive engagement and negotiation with both Essex County Council and National Highways to address a range of transport challenges, ultimately resulting in a successful appeal outcome. The work also helped futureproof the development by safeguarding opportunities for enhanced sustainable transport measures that can be integrated as the wider Easton Park allocation is brought forward.

For both Easton Park and Land East of Highwood Quarry, agreement was secured with Essex County Council and National Highways on a single point of access, representing a key strategic milestone for the wider allocation. Alongside this, LandSec and Essex County Council worked collaboratively to establish the principle of a Sustainable Transport Corridor connecting Stansted Airport to Great Dunmow via Easton Park.
