Bourn Airfield, Cambridgeshire

Bourn Airfield is a major mixed-use development near Cambourne, west of Cambridge, that will deliver 3,500 new homes, two primary schools, a secondary school, local centre hubs, extensive green space, and 40% affordable housing. Rovia is advising Greycoat on the implementation of the consented scheme, including Reserved Matters Applications and transport infrastructure planning.

Key challenges include integrating the development with the proposed Cambridge to Cambourne busway, understanding the implications should the bus scheme be delayed or not proceed, connecting the site with the existing Cambourne settlement, coordinating development phasing, and responding to the cumulative impacts of other planned growth in the area. The project is driven by the need to accelerate housing delivery while creating a place supported by genuinely sustainable transport connections.

David Bird and Jack Williams have been closely involved in the masterplan's development for many years, both at Rovia and at their previous employer.

Reserved Matters permissions have been secured, and infrastructure is being delivered on-site ready for the first 500 homes.
